Not being afraid that every day your car could be towed in the night and a violation notice for a frivolous offense. Our management company. Every time you turn around a new project is started but the last is not finished.
The bus stop situation is unsafe for our children.
Pool rules should not target families with children.
There should be a simple method for removing non- elected but appointed board members.
Property management reps should do a good job of monitoring illegal, unfair and unfriendly efforts of board members.
Property management reps should not involve themselves in supporting specific candidates in the election process.
Board members should not be allowed special privileges, (ie 3 parking permits while strictly enforcing a 2 permit rule).
Board members should not use the pool as a forum for discussing board business.
The legality, fairness, and process of $100 immediate fines should be examined.
Lawn care services should be examined.
The cement steps at the north side approach to pool entrance should be
Improved, replaced or landscaped. They are unsafe and the first amenity seen when driving into Winter Ridge.
We need more parking available. When WRC was planned in the 1980's fewer homes had the 2nd car or 3rd car. A playing lot could be placed on the empty space by Lucerne Road. Spots could be rented and designated to help defer cost of installation and maintenance.
When owners were first told about the neighborhood next to us we were told a fence would be installed to separate WRC from that neighborhood.
Board members should be more aware, supportive and encouraging of recreation activities. Perhaps even attending events.
Board members should not be threatened by residents and owners who want to gather to discuss concerns and improvements.
There are so many other concerns but this is a nice start.

Speed limits enforced
1. A Polk co. Management co. 2. Independent audit. 3. Reduced HOA fees. 4. Proper procedures for elections ( no biased letter, no confusing dates, no complicated procedures) simple and encouraging for all owners to vote. Transparent, open ballots in front of voters, no lost ballots.
Parking is a problem. The developers didn't provide enough, fines are not the answer. The Board should find a solution instead of fine's which create animosity. Repair/replace roofs and put in "grass" in common areas and maintain would improve looks and stop the devaluation of property. It is hypocritical. Matt 7:5 to fine when all common area is weeds. Replace Board who does not have the best interest of the owner and being disrespectful to all. This is driving all from wanting to participate. I think drugs and crime is nothing but a "red herring " if not, it's law enforcement's responsibility. Lights and cameras would help. We have had patrols at night before .

I have owned my unit since 2018, but my wife and I personally reside at our unit only several weeks per year. I pay others to keep the outside area clean, landscaped, and weed free. Our three adult children and their families also use our unit for vacation every year. That's one of the reasons for our purchase.
In the past I have had phone and email communication issues with the Association office and management company--mostly non return and also more recently unwarranted and belittling comments from a board member.
Association rules are important and everyone must follow them, but even without spending much time at our condo, it has become clear to me that there is a very adversarial relationship between some board members and many residents in the Association. This is not good for maintaining a residence where one wants to live.
I do not envy the difficult job it is to be on the Board, but a firm, yet empathetic personality are key components to being an effective Board Member. I do not think some of our present Board members have this personality.

no further towing from personal parking spots for operating vehicles. Expedited roof repair/replacements. Need more a professional management company. Hoa fees are high due to the finances not being managed well.
Better management by board. It does seem like they are always to get you just to be able to give you a violation. There should be some type of a warning first.
Overall erosion problems and spotty grass. Replace dead palm trees and add more common area landscaping. Shutters replaced in timely manner, making new sub next door power wash moldy white fencing facing us.Stop raising HOA fees so more owners can afford to stay . Also maybe shop around for best deals in insurance etc.

Towing is an issue, my car has been towed with a sticker in it 3 times. It almost seemed intentional and targeted. Lack of respect the Board gives the community when addressing them. The fact that complaints and concerns of the community are never entered into the minutes so the board never has to log or be accountable for anything. Pool fobs being turned off without notice which is not legal. Selective violations seems to be an issue as well I cam prove this. Also, the tow truck waking me up on a weekly basis with the loud engine and the noise they make. Going to the pool is uncomfortable due to one particular boards members attitude and the way they police the pool and speak to people as if they are garbage. It's completely uncalled for
I would like homeowners/landlords to, simply, follow FL Statutes and our Rules & Regulations. - BOD meeting attendees should be respectful of the working (& voluntary) Board. They are not Community meetings. -
A board of individuals with better people skills who know how to communicate with other adults as their equal and not their subordinates. Individuals with goals that are for the organization as a whole and not their own personal agenda.
