Although Mike Braddock is not a board member he invests a lot of time helping others in our community and helps keep our community clean. We are very happy that roof repairs have begun . I would like to take this opportunity to thank whoever constructed this site.
Nothing. The roofing replacement Has been a disaster HOA fees went up because of poor Mgmt. No one read the insurance Coverage we are paying for needlessly. Pool is very unfriendly We do not need pool police when we pay to have a camara watch the area Right now our streets should be given a new top coat sealer and that question fell on deaf ears The Cam in writing proves she does not work for all only 2-3 board members. The towing in the middle of the night makes a very insecure Place to live.

New HOA and respect for owners
Remove the ridiculous fines for people just trying to live here peacefully
Not being afraid that every day your car could be towed in the night and a violation notice for a frivolous offense. Our management company. Every time you turn around a new project is started but the last is not finished.
The bus stop situation is unsafe for our children. Pool rules should not target families with children. There should be a simple method for removing non- elected but appointed board members. Property management reps should do a good job of monitoring illegal, unfair and unfriendly efforts of board members. Property management reps should not involve themselves in supporting specific candidates in the election process. Board members should not be allowed special privileges, (ie 3 parking permits while strictly enforcing a 2 permit rule). Board members should not use the pool as a forum for discussing board business. The legality, fairness, and process of $100 immediate fines should be examined. Lawn care services should be examined. The cement steps at the north side approach to pool entrance should be Improved, replaced or landscaped. They are unsafe and the first amenity seen when driving into Winter Ridge. We need more parking available. When WRC was planned in the 1980's fewer homes had the 2nd car or 3rd car. A playing lot could be placed on the empty space by Lucerne Road. Spots could be rented and designated to help defer cost of installation and maintenance. When owners were first told about the neighborhood next to us we were told a fence would be installed to separate WRC from that neighborhood. Board members should be more aware, supportive and encouraging of recreation activities. Perhaps even attending events. Board members should not be threatened by residents and owners who want to gather to discuss concerns and improvements. There are so many other concerns but this is a nice start.

Larry and Vanessa seem to enjoy aggravating residents over minor issues.
Speed limits enforced
1. A Polk co. Management co. 2. Independent audit. 3. Reduced HOA fees. 4. Proper procedures for elections ( no biased letter, no confusing dates, no complicated procedures) simple and encouraging for all owners to vote. Transparent, open ballots in front of voters, no lost ballots.
Parking is a problem. The developers didn't provide enough, fines are not the answer. The Board should find a solution instead of fine's which create animosity. Repair/replace roofs and put in "grass" in common areas and maintain would improve looks and stop the devaluation of property. It is hypocritical. Matt 7:5 to fine when all common area is weeds. Replace Board who does not have the best interest of the owner and being disrespectful to all. This is driving all from wanting to participate. I think drugs and crime is nothing but a "red herring " if not, it's law enforcement's responsibility. Lights and cameras would help. We have had patrols at night before .

I have owned my unit since 2018, but my wife and I personally reside at our unit only several weeks per year. I pay others to keep the outside area clean, landscaped, and weed free. Our three adult children and their families also use our unit for vacation every year. That's one of the reasons for our purchase. In the past I have had phone and email communication issues with the Association office and management company--mostly non return and also more recently unwarranted and belittling comments from a board member. Association rules are important and everyone must follow them, but even without spending much time at our condo, it has become clear to me that there is a very adversarial relationship between some board members and many residents in the Association. This is not good for maintaining a residence where one wants to live. I do not envy the difficult job it is to be on the Board, but a firm, yet empathetic personality are key components to being an effective Board Member. I do not think some of our present Board members have this personality.

Better management by board. It does seem like they are always to get you just to be able to give you a violation. There should be some type of a warning first.
Overall erosion problems and spotty grass. Replace dead palm trees and add more common area landscaping. Shutters replaced in timely manner, making new sub next door power wash moldy white fencing facing us.Stop raising HOA fees so more owners can afford to stay . Also maybe shop around for best deals in insurance etc.

Towing is an issue, my car has been towed with a sticker in it 3 times. It almost seemed intentional and targeted. Lack of respect the Board gives the community when addressing them. The fact that complaints and concerns of the community are never entered into the minutes so the board never has to log or be accountable for anything. Pool fobs being turned off without notice which is not legal. Selective violations seems to be an issue as well I cam prove this. Also, the tow truck waking me up on a weekly basis with the loud engine and the noise they make. Going to the pool is uncomfortable due to one particular boards members attitude and the way they police the pool and speak to people as if they are garbage. It's completely uncalled for
I would like homeowners/landlords to, simply, follow FL Statutes and our Rules & Regulations. - BOD meeting attendees should be respectful of the working (& voluntary) Board. They are not Community meetings. -
A board of individuals with better people skills who know how to communicate with other adults as their equal and not their subordinates. Individuals with goals that are for the organization as a whole and not their own personal agenda.

I am only physically there 2 months a year but would like to see more community spirit. There used to be pot lucks but I think there is so much animosity people are afraid to participate in anything
Everything we have is invested in our home. We love our community. We are very concerned every time one of our friends or neighbors sells and moves away because of rued, unreasonable and unfriendly board members.

We need fair representation of the people who live in WRC. There are many rules that need to be reverted and people need to be allowed to live in this neighborhood in peace and without fear of targeting.
The HOA goes up every year. Do not see a thing changed. I don't get involved anymore my New Car was towed a view years ago the police was called because of thinking I had a daycare at the home. I have been watching my grand kids. Michelle needs to go! I and so many others owners bought there condos to be at peace.

What is the problem with rental units? With the number of rental unit owners backing a new board would be a positive position for help getting the needed changes. If there are a few "bad apples" work with them to abide by rules and regulations. Do not condemn all. Most rental owners spend a lot of money and time to insure quality renters.Criminal background checks, financial background checks, checking with previous landlords and personal references. IF there is a problem with a renter the property owner needs to know so corrective action can be taken. Most owners would start eviction process if only to protect their property. Most rental property owners are reputable business owners that do not have the time to play petty games with Management. It is almost impossible to contact management in a timely manner.
We need new board members
We need to move forward so this community can thrive. There are many good people here but unfortunately none of them are on the current board.

I was thrilled to get this info and pray that something can be done to make WRC a more pleasant and less nerve-wracking place to live. I would love to be able to serve in some capacity, but my health prohibits this. I always vote except for last year when my ballot only had one name. I learned by word-of-mouth who the president was and knew nothing about other board members. I get upset whenever I get mail from Don Asher and have my daughter open it. New management company.

Current President does not have the resident's best interest in mind. Our community reputation has been damaged. Professional title companies have mentioned how difficult our HOA is to deal with. Our management company, Don Asher and Associates, have sent letters that were totally unprofessional and disrespectful. Also, we are paying extra for tree work, however they do not come and trim the trees. Lawn companies, current and previous, have not filled in the tracks from their equipment that are close to the building. Current HOA board has damaged home values, they have been going down.

Need to stop arguing with insurance company and settle so work on roofs can be done. It's turning into a pissing match instead of what's good for all. Also I believe if our entrance said Winter Ridge Condominiums that renters wouldn't believe this is just another apartment complex. The extra cost for the word Condominiums would be worth it.

I have lived in this community for 10 yrs now. I have been subject to and witnessed nasty, demeaning conversations from a particular board member who seems to have such a disgust for this community and yet seems to always want to be on the board. Not sure why?? This particular person seems to bull dose everyone on the board as well as our Cam's. We have had Cam's in the past I know professionally outside of this community and I have heard horror story's of how they were treated because they did not agree with this particular person on how to do something. Needless to say those management companies are no longer here. Imagine that!! The current management company is useless other than Stacey. Our Cam is headstrong and refuse to listen to anything you have to say. I had an issue where I was told my dues were past due and they were not as I had the cancel checks to prove it. She smacked her hands on the table and said this reconciles I don't know what to tell you. I picked up my stuff told her it did not and that she was an ass. I called the office of Don Asher after and spoke with Stacey in Acct Payable and she found the misapplied check in 4 minutes. Had Vanessa listened to me at all I would have had to call the office. I also find it unethical for a Don Asher employee to send out a letter basically in no uncertain terms to keep the current board in place and telling people who to vote for. She is supposed to be unbiased and work for the community's well being and betterment not Michelle and the boards. She should not ethically be able to lobby for any candidate as she is a paid employee of Don Asher who is paid by the Winter Ridge Community not the BOARD. There is so much more I can say but this is just a few things.
"Needs" can cost money. HOA fees are already too high due to insurance. - Protect my property value by remembering that Community property is not personal property and, high HOA fees will deter buyers who want to live here.
I do not like the way that the individuals with connection to the board treat guest and owners in the pool area. They act as if it is their private area and others are intruding. I find it ridiculous that they went around passing out fines and passing judgement on owners and occupants when we've had roofs with tarps for a year, shutters down and leaning against buildings rather than being collected and the ground just now being brought into the compliance issues that we were sites for. On top of that adding an additional dues of approximately $700 with two months to pay it in was outrageous. I know there are people on budgets who live here. I would have very much liked a community clean up day where neighbors help one another, especially our elderly correct the condition before being fined Also, I had my car tag in the same place for almost 2 years in my car window and the POA police (aka Michelle) didn't see it so she called and had it towed. Let me say it again, the stick was in the same place it had been for two years. She contacted us to let us know she was having it towed back to us with out charge, acted as if she was doing us a favor, was rude and hateful to me and my husband on the phone and acted as though it was our fault for the fact it had been towed in the first place. Since then we were fined $1,000 for our flowerbeds being out of compliance, even though they were exactly like they were when we purchased over two years ago and nothing had ever been said to us. We only get junk mail to our box so we don't check it very often. The meeting to respond was held before we every go notice of our fine. I'm over the way Michelle act like she is in control of everything that goes on in the neighborhood and is the POA police. I also feel that the only hours the management office is open is during the week is useless.
